Initial Screening of Applicants conducted to ensure that only qualified applicants view your property.
Accompanied Viewings conducted by our local viewing agents. Feedback provided to our landlords following all viewings.
Full Tenant Referencing Checks conducted following an application, confirming tenants' credit history, annual income and prior rental history (if applicable).
Home Visit Check conducted at prospective tenant's current property where possible and within a ten mile radius.
Start of Tenancy Checklist compiled and signed off by lettings manager and all tenants ahead of move-in. Key collection appointment arranged.
Check-In Appointment conducted on the first day of the tenancy with our independent inventory clerk to confirm and sign off the condition of schedule for your property with your tenants.
Deposit Protection provided through TDS Custodial Scheme, and prescribed information and registration certificates provided to tenants.
Utilities and Council Tax transferred into your new tenants' names, providing their details and tenancy start dates. Care of address provided for void periods.
Rent Collection as per the terms of the tenancy agreement and payment of any invoices, arrears chasing and provision of advice on rent arrears action.
Legal Fee Cover in place for help with regaining possession of your property if required, up to £100,000 of legal fees.
Rent Guaranteed each month. In the case of any rent arrears, the rent for the property is covered for up to 15 months or until vacant possession achieved.
HMRC Deductions made for any overseas landlords, and provision of NRL8 details to tenants as required.
Mid-Tenancy Legal/ Compliance Checks organised and payment of invoices arranged for the meeting of statutory requirements.
Routine Property Visits conducted mid-tenancy with detailed inspection reports with photos made available to our landlords.
Routine Repairs and Maintenance work organised and conducted, providing quotes where requested and instructing approved contractors.
Key Management provided with holding keys during tenancy, provision of spares to tenants if required, emergency key services and contractor key collections.n
Tenancy Renewals negotiated, including the serving of notices for rent increases, or the completion of renewal agreements as required.
Check-Out Appointment conducted following the end of tenancy by our independent inventory clerk, removing any bias, and further protecting our landlords.
Deposit Dilapidations negotiations entered into with your tenant following check-out, including the arranging of quotes, works and allocation of deposit funds within statutory deadlines.
